It is easy to get a taxi from the airport at a cost of 650-800 baht. Pay for the taxi at one of the booths outside of the departure hall at the access road. Ask to go to Yamu. When you reach Yamu village The Bay is located about 100 metres on the left past Baan Yamu and before you reach The Cape. See directions below for detail.
• At the exit to the airport you need to turn left (Route 4031) and take the first U Turn. Continue straight and at the traffic lights turn left onto Route 4026.
• In about 2 km at the end of this road turn left onto Route 402. Take the first U Turn and head south for 2.5 km until you reach the Heroines roundabout and turn left onto Route 4027.
• Follow the 4027 past a petrol station on your left, a small pagoda on the right and 7Eleven store on the right. Take the next U Turn and head back to the 7Eleven store.
• At 7Eleven turn left onto Route 4003.
• Follow Route 4003 until you are driving next to the bay. This is Yamu village. You will pass Baan Yamu hotel on your left, the pier on your right, Allana Yamu on your left and The Bay is the next residential area on your left. At night you can see lights at the entrance.
• If you go as far The Cape you have gone too far.
• At the entrance tell the guard that you are going to Villa 5.
• Inside The Bay, Villa 5 is the fourth villa on the right at the top of the hill on the right of the first corner to the left.
Things you should know
1. The keys can be collected from the Management Office during office hours upon your arrival and should be returned to the management office when you leave.
Villa 5:
2. There is a lock to the entry gate and the rooftop lounge area. It is better to lock these at night and when you leave the Villa.
3. The kitchen is located in the first building that you see when you enter the Villa. Here you will find all the amenities that you need and the operation of the equipment is standard. Should you need the manuals these are located in top centre drawer of the Low Chinese alter table that is against the wall dividing the kitchen and the Dining Room.
4. You will find cutlery, mats, glass mats etc. in the drawers under the hob.
5. Dining Room: Table cloths and table mats are located in the Chinese chest in the Dining room. Please use cork mats to protect the table if you are serving hot food.
6. Normally the fans (where available) are sufficient to keep rooms cool. You may also open the windows and French windows but do pull the fly screens down or across when you do so. To release the window flyscreens push the white plastic catches down and they should release.
7. Under the kitchen is the laundry room. There is a coldwater washing machine and the operation is standard. Washing powder should be located beside the washing machine. Please use but replace what you use. There is also an Electrolux dryer but clothes generally dry in a day on the clothes dryer outside.
8. The Lounge and the bedrooms are located in the right-hand pod. Two bedrooms upstairs (doubles) and two downstairs (Master king and a twin). All have ensuite bathrooms. All beds will be made up and each room should have bath/hand towels and blue pool towels. Please do not remove these from the Villa.
9. Lights for outside are operated on the main switchboard located in the lounge.
10. There are DVDs located in the lounge that can be played through the television. There are no TV channels.
11. Hairdryers are located in dressing table drawer of the master bedroom that is located off the lounge on the groundfloor and in the dressing table/wardrobe drawers of the upstairs bedrooms.

13. Shampoo, conditioner and shower gel are available in all bathrooms for your initial use.
14. Safe: There is a safe located in the wardrobe of the master bedroom. Should you chose to use it then it is opened and closed using the key on the keyring.
15. It is better to use bottled or boiled water to clean teeth.
16. Blue pool towels are available in each room.
17. This is a self-catering villa so you will need to buy your own groceries etc. and things that you need during your stay. Should you need additional services then a maid and a chef can be arranged through the rental manager.
18. Outside areas:
– There is a hot/cold water shower at the side of the Villa for use before using the pool
– It is advisable to use plastic glasses at the swimming pool. These are located in the cupboard to under the long kitchen top.
– Cushions for the outdoor chairs should be stored in the lounge area. The villa maid will put these and the umbrella out.
– Cushions for the rooftop furniture and the garden chairs are located in the dining room
– Please bring cushions inside if it rains and at night. Take the umbrella down if there is a strong wind.
19. Maid service
Khun Sa, the maid, will visit the Villa three times during a week (normally Monday, Wednesday and Friday). She arrives at 8.00 am and will tidy the Villa, kitchen, bathrooms etc. She will change the bed linen after one week. Should you need assistance please ask her. If it is something beyond her normal duties then you should negotiate your own arrangements with her. She has a lunch break and leaves at 5.00pm.
20. Landscape gardeners. The gardeners will visit the Villa on Monday, Wednesday and Friday. Normally Khun Sa will let them in via the main gate at 8 am. However please unlock the gate and let them in should you be up and around on any of those days.
21. Pool cleaning. The pool will be cleaned twice a week
22. Car Hire:
There are a number of car hire agencies at/near Phuket airport. However our villa manager can assist you with transport arrangements such as car hire/taxi.
23. Should you have any problems with the Villa please contact the Estate Manager, Khun Jib, who can be found in the Management Office near the gate.

22. Nearby restaurants:
– Taste Yamu is located at Cape Yamu and is a 5 minute walk. At the main gate turn left and Taste is at the top of the hill on the right hand side. Moderately expensive. At the time of writing it is unclear on which days they open.
– Yamu Restaurant is located in the village a two minute drive away (10 minute walk) on the seaside of the road. This is recommended for a reasonably priced local meal.
– There is an Italian restaurant and a Thai restaurant in the nearby Yamu Point by Como hotel that is located inside the Cape Yamu residential development and is a 15 minute walk or a 5 minute car journey. Relatively expensive.
– Not far away on the main road to Aopo are the Monkey Pod and the Gibbon Sanctuary restaurants. Both are on the left hand side of the road. Reasonably priced.
– Bang Pae Seafood is about a 20 minute drive but normally takes last orders around 8pm. Reasonable price.
– The Forest Café is located at the rear of the PTT station on the left side of the main road. This is good for cakes and small meals.
– Dee café is also good for coffee and hot meals. This is located on the left side of the main road on the way to the Heroines roundabout.
23. Nearby attractions:
From the pier take a longtail boat to Rang Yai Island (Khao) where there is a very nice beach/restaurant. You can arrange this from the booth at the pier or call Khun Rashid +66 (0) 895877832. – The Gibbon Sanctuary and Baan Pae Waterfall is nearby, as is the Elephant Sanctuary which are about a 10 minute drives away and worth a visit. It is better to book the Elephant Sanctuary visit in advance. Alternatively the Phuket Elephant Nature Reserve at 12 Moo 7 Srisoonthorn road on the way to Cherntalay is worth a visit even if just to visit its restaurant. – Mission Hills Golf Resort is the closest golf course and is a reasonable priced for a round.
24. Bank:
Various banks with ATM machines are located on the road to the Heroines roundabout and ATMs are located at 7 Eleven located at the junction with the main road (Route 4027).
25. Shopping:
Food:
– the nearest supermarket for basic foods is Lotus that is located on the main road to Heroines roundabout, and 7Eleven stocks milk, drinks etc.
– the nearest large supermarket – Tops, Boots chemist and other shops are located at the Robinsons Lifestyle Mall located at the Heroines roundabout. (Since the roundabout is rarely open you need to turn left here and follow the road to the first UTurn and then head back to Heroines)
– A large Lotus mall is located off the dual carriageway on the road to the airport. Turn right at the Heroines roundabout and carry on for approx. 3 kms towards the airport and it on your right. (Note: traffic is diverted at the roundabout normally frequently so you may have to turn left at the roundabout and detour to the first U Turn)
– Villa Market has stores at the Boat Lagoon that is a 15 minute drive. Take the left turn at the Heroines roundabout and it is approx 2 kms on the leftside. It also has a branch at Cherng Talay (Laguna Boat Avenue).
– 7Eleven is ok for basics and some of the local shops have soft drinks, milk, eggs etc.

1. Arrival and Departure Times
Standard check-in time is 3:00 p.m. and check out time 11.00 a.m. Early arrivals or late departure times are subject to the availability of the villa and extra fees will be imposed. Please refer below for the applicable corresponding fees:
Check – in Time: From 10:00 a.m. and onwards – 50% of the regular daily rate
Check – out Time: Until 6:00 p.m. – 50% of the regular rate After 6:00 p.m. – 100% of the regular daily rate
2. Registered Guests
Only the specified number of guests listed in the Rental Agreement at the time of booking may reside on the premises. The number of registered guests given at the time of the booking is the maximum number of guests allowed. If the Lessor or a representative of the Lessor will find that an additional number of guests are staying at the property, it is the absolute discretion of the Lessor or the representative to ask the extra guest or guests to vacate the premises. Otherwise, each additional guest will be charged a published rate of 5,000THB per day
3. Social Corporate Responsibility
Unlawful possession, use or consumption of any illegal substances is prohibited in the villa. Unlawful behavior is also prohibited. The Police will be contacted immediately if there is any violation.
For the safety of our valued guests and local employees, as well as for protection of property, guests are not allowed to bring male or female joiners back to the villa. In case of non compliance, the Booking may be cancelled without any other notice without any refund by the Rules, shall be entitled to take all legal measures to make the above enforceable under Thai Law.
4. Weddings and Events
There are no weddings or events allowed at the Property without Lessor agreed. For the purpose of this Terms and Conditions, an ‘event’ shall hereby be defined as any gathering within the premises of the Property that exceeds its maximum occupancy. If you take it upon yourself to host additional visitors while staying at the Property, Lessor have the right to cancel booking with no refund
5. Security Deposit
In the event that the villa incurred damages or any breakages during the stay of the guests, the costs will be deducted from the security deposit. This excludes normal and acceptable wear and tear.
The condition of the property will be judged at the sole discretion of the owner or the representative of the property. If the value of damages or breakages exceeds the amount of security deposit, the Lessee will be held liable to pay the outstanding amount to the Lessor as soon as possible
6. Complaints
Any problems or complaints that occur during the rental period should be discussed first with the local staff. If the staff is unable to quickly resolve the issue, please consult the representative of the villa, who will rectify the situation to the best of their professional ability. The Lessor cannot be held liable for issues such as interruptions to water supply, electricity, Internet connection, cable TV, or pool filtration systems.
The Lessor will do everything within reasonable expectation to avoid complaints in the first place, and it should be understood that when staying in a less developed and remote resort location, the infrastructure, local standards, and conditions are typically less developed than in urban environments. In case of complaints, Lessee should do it by writing to the Lessor within 24 hours when the issue occurred. Complaints made after checkout will not be considered.
7. Villa Staff
Staff service is included in room rate. The Lessee must allow staff such as pool maintenance workers and gardeners access to the grounds in order to complete their work.
8. No Smoking
Smoking is NOT permitted inside the villa. Smoking is only allowed outside on the grounds, where an ashtray can be provides . Fined 10,000THB Shishas and Hookah are prohibited in property in accordance to Thai Government laws.
9. Noise
Please respect our neighbors, Noise must be kept at a reasonable minimum level, especially from 8PM to 8AM. Turned on the music, Singing, and Shouting are STRICTLY PROHIBITED
If any guest behaves in an inappropriate manner, the Lessor or their representative, at their absolute discretion, may ask the offending party to leave the premises.
In this case, no refund shall be claimed by the Lessee.
10 . Utilities
Water and electricity supply included with the rent. Windows and doors must be closed while air- conditioning is in use. The Villa abides with an eco- friendly policy. Therefore, we request that all air- conditioning must be switched off when you need to go out or stay long outside of the villa; villa staff may comply with this policy. If not respected, however, the guest may be charged for extra cost on electricity bill.
11. No Pets
There is a ‘No Pet Policy” in the villa and on surrounding properties. Fines 10,000THB
12. Linens and Towels
Linens and towels are provided by the villa and due to our eco-friendly Save the Planet policy, linens are changed every four days. Towels are replaced after placement in the towel basket. Additional charges may apply if more frequent changes are needed.
11. Food and Beverages

12. Lessee Insurance
The Lessor or their representative shall not be held liable to you and your party for any and all claims, including any accidents related to the use of the property, facilities or locally procured third party services such as watercraft, water sports, jeep or motorbike rental etc.
13. Due Care and Supervision/Indemnity
It is understood that the Lessee is responsible and liable for the safety and well being of guests and third parties while staying at the Villa. Both the Lessee and guests are required to take due care during their stay and take precautions such as supervision of children in the gardens, near the entrance, and near or in the pool. All children must be under the direct supervision of an adult at all times. No guests are permitted to enter the villa while they are wet from swimming, as floors may become slippery.
Damages or injuries resulting from the above-mentioned scenarios are the responsibility of the Lessee. The Lessee indemnifies and holds the Lessor harmless and free of liability resulting from such claims that result as consequences of accidents leading to injury or loss of life
14. Jurisdiction
Any contract that is made will be with the acceptance by both parties of these terms and conditions, which are governed by Thai law, and both parties will submit to the exclusive jurisdiction of the Thai courts.
